The process begins with your ideas and plans being discussed and assessed through local and state construction compliance regulations. From this assessment, you will receive advice on your project and on the next best steps for your plans. It is helpful to have a list, sketch or images of any ideas you may have in mind, and any information about the site you’re developing on - site address or lot location.
Following the initial assessment of your project, you may choose to continue with the designing and drafting process. At the end of this step, a set of preliminary plans will have been completed for your project. While completing this step, Tecq Edge will be in regular contact to ensure that your ideas are clearly being integrated into the design, while ensuring that your ideas fit within the framework of what is allowed by compliance regulations. This process allows you to get what you want while also making sure that the plans you receive at the end of this step comply and can be used to build your project. These plans can be used to get quotes from builders.
Complying Development Certificate
A Complying Development Certificate (CDC) is a process of assessment completed by council or a private certifier. It is a process that aims to fast-track straightforward construction projects, however not all projects are suited to this process.
Development Application
A Development Application (DA) is the process of assessment that must be submitted through local council for approval. This is a formal process that requires plans, reports and relevant documentation to all be submitted and approved before and construction begins.

Darko Grgic has had experience using various drafting softwares currently available, ultimately settling on ArchiCAD. It is an intuitive platform that allows for the simultaneous drafting of 2D and 3D plans, allowing your designs and ideas to come to life efficiently and realistically.
What is a Draftsman?
When it comes to quality, there is no difference between a draftsman and an architect; each can provide you with the plans that you need for your project. A draftsman receives 3-5 years of education and training and is certified and accredited to provide drafting services for building and construction developments. The difference can come down to price; in many instances, a draftsman can provide services at a cheaper rate than an architect.
